In this LearnScape, the student assumes the role of Chief Executive Officer (CEO) at a continuing care retirement community. Preparing to present at an upcoming Board retreat, the student must decide whether to recommend that the facility relocate to a suburban area from its present location in the city. 

When it comes to business, location is very important. As a result, it is not uncommon for business to consider the relocation of physical plants, corporate headquarters, or other assets; however, these moves come as a cost. Not only do they represent a significant capital investment, but can also have a profound impact on the local economies. After all, these companies are local employers who regularly contribute to the economic stability of the area. 

All companies should have a financial plan in place that aligns well with their strategic goals and objectives of the firm. Typically capital project analysis is needed in preparation for constructing the financial plan. In addition, this plan should be routinely monitored and modified to keep pace with the prevailing political and economic condition, fiscal policy, and market performance. These and other factors can have a notable impact of the financial markets, a firm’s capital structure, and cost of capital.
